REALTOR ® CODE OF ETHICS ~ Pledge of Performance

Every market has its ups and downs and real estate in McCall is certainly no exception. When a hot market cools down, Realtors, Buyers and Sellers all need to readjust strategies and expectations. Following are a few helpful tips for Buyers:
-
Visit with your lender and get pre-approved prior to looking at properties
Our lending industry has changed significantly this fall; it is good to know what programs are still available and what price range we should work around. I am happy to give you recommendations on lenders in our area and what they will require.
-
Review the property in as many of the seasons as you can
McCall and surrounding areas receive an annual snow fall of 300 inches. It is important to see how the home’s construction can stand up to the snow-loads. Many areas are not winter accessible, particular in neighborhoods where there are no homes built. Mud-season is a great time to make that final decision on a home, when the snow melts, it will tell all on how the property drains.
-
Have Seller provide a CLUE Report during due diligence period
Home inspections are a must when buying a home and clue reports are one more added assurance that you know what you are buying. Realtor.org offers a fantastic article explaining CLUE reports and their importance
-
Prepare for a few bumps
Buying a new home is an emotional journey and as your Realtor, I outline our journey when you decide to make an offer, however on occasion there are new issues that may arise that most often times are easily resolved. It is my job to make these bumps as seamless as possible.
-
Contact your service providers prior to close
It often takes a couple days for your power and water/sewer to be transferred into new ownership, arranging that ahead of time will help coordinate with your expected move in date. See Useful information for new owners.
