Prices Increased with Auctioned Payette Lake Lots this Year

The Idaho Department of Lands recently released information on their latest auction of 30 Payette Lake lots sales. The sale took place in Boise on August 19th during a public auction. The sale generated over $12,605,500 for the endowment funds that support the Idaho public school systems and State hospital south.

The Idaho Constitution requires a public auction for the disposal of state endowment trust lands, and IDL can accept no less than the appraised value of the properties.

Sales from last year’s auction ranged from $40,000 – $68,000 for second and third tier lake front lots, sales of similar lots this year ranging from $55,000 – 83,000. Lake front lots last year went $480,000 – $1,155,000, this year’s sales of lake front ranged from $400,000 – $1,570,000.

There were three lots last year that were not able to sell at auction, two of the three went up for auction again this year and sold with a higher sales price than the minimum reserve that was not met last year.

2230 Payette Drive sold this year for $872,000 – last year there was no sale at $860,000.
990 Pine Haven sold this year for $72,000 – last year there was no sale at $70,000.

This is very consistent to what we are seeing in McCall’s real estate market this year. Our average sales prices are increasing and inventory shrinking. This year’s State auction will continue to nudge our real estate prices up in the McCall Area.

Idaho Department of Land will Auction More Lake Front Properties

On December 17, the State Board of Land Commissioners(Land Board) approved the Idaho Department of Lands recommendation to offer the voluntary auction opportunity to 21 Cottage site lessees around Payette Lake in McCall. In October the Land Board did not approve of three land exchanges that were proposed by Cottage site lessees which would have traded dozens of cottage sites for land in other parts of Idaho. It is this group of Cottage site lessees that will have the opportunity late February or early March to elect to put their land up for auction. The Idaho Department of Land felt that these lessees are ready, willing and financially able buyers who are highly motivated and already have been well vetted through the land exchange due diligence process.

The IDL is constitutionally required to hold a public auction for the direct sale of state endowment trust lands, so these Cottage site lots will be available for anyone to bid. Local, regional, and national marketing of the sites will take place in an effort to increase competitive bidding on the sites, consistent with the constitutional mandate of maximize income from the sale and use of the lands. The auction will be for the land only and if a bidder other than the current lessee wins the auction, that person must pay the current lessee the market value of their personal property (ie. value of the cabin).

Cory grew up in Alaska where after graduation was nominated into the Olympic Education Center in Northern Michigan University where she was offered the opportunity to train for biathlon (cross country skiing and shooting) and go to college.  Later she qualified for the United States National Biathlon Team and traveled and raced all over the world for over 6 years. Cory’s lovely family consists of her husband, Jim, her son, Cyrus, daughter, Ellie and their Walker Coonhound, Copper and Cat, Twinkle.

Cory and her family love to wake surf on Payette Lake, snowboard at Tamarack and Brundage Mountain, snowmobile in the back country, and mountain bike on all the amazing single track trails in the area.

During the winter season, you will find Cory coaching the McCall Nordic and Biathlon team at Jug Mountain Ranch.
